Fully Managed

Set up fee - 50% + vat of the first months’ rent collected - per tenancy (Landlords share)

Example – Property £500.00pcm, fee including vat £300.00

  • Agree market rent
  • Find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect a board outside the property in accordance with Town and Country Planning Act 1990 and with the landlords permission
  • Advise on non-resident tax status and HMRC (if relevant)
  • Arranging detailed Schedule of Condition and/or Inventory of the property*.
  • Obtaining references for all tenants.
  • Ensuring Assured Shorthold Tenancy Agreements are drawn up with due regard to the law.
  • Collecting and holding, as stakeholders, a damage deposit usually equivalent to one month’s rent plus £100, plus £100.00 pet deposit where applicable.*
  • Processing applications to rent.

10% + vat of the monthly rent collected

The service provided by Warners will include:

  • Serving Statutory Notices as required.
  • Carrying out two inspection visits per year - this includes an initial inspection prior to handover to a tenant, who will then agree to the Schedule of Condition and/or inventory.
  • Collection of rents and remitting to the landlord together with statement and copy of invoices.
  • Diligently managing payment of rents.
  • Arranging for maintenance works as may be required.
  • Attending to emergency repairs or situations.
  • Make all appropriate payments as authorized by the Owner.
  • Checkout attendance, negotiations/administration regarding deposit dispute or return.
  • Carry out all relevant administration regarding the day to day management of the property, including compliance.
  • Advise all relevant utility providers of changes.
  • Hold keys throughout the tenancy term.
  • New fixed term AST (landlord share).

Yearly Tenancy deposit Scheme registration* - £30.00 including vat

Inventory compilation*. £72.00 including vat - £120.00 including vat, one off payment, for 1 – 4 bedroom properties, five + on application, (one off payment) Subsequent updates included in set up fees. (Landlord share)

Rent protection (ask for details) £15.00 including vat per month

Example – Property £500.00pcm, fee including vat £450.00

  • Agree market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect a board outside the property in accordance with Town and Country Planning Act 1990 and with the landlords permission
  • Advise on non-resident tax status and HMRC (if relevant)
  • Obtaining references for all tenants
  • Ensuring Assured Shorthold Tenancy Agreements are drawn up with due regard to the law, and supervise the landlord and tenant signing of the AST
  • Collect and remit initial months’ rent received, minus our fee
  • Collect tenants deposit and supply landlord with information for the Deposit Protection Scheme (DPS), remit to the landlord. Deposit is usually equivalent to 1 months’ rent plus £100.00, plus £100.00 pet deposit where applicable
  • Deduct any pre-tenancy invoices

  • Market the property and advertise on relevant portals
  • Erect a board outside the property in accordance with Town and Country Planning Act 1990 and with the landlords permission
  • Supply the landlord with prospect tenants contact details for the landlord to arrange a viewings etc

Hourly fee for court attendance - £42.00 including vat

Hourly fee for all works carried out outside works included in the management fees - £42.00 including vat

Assured Shorthold Tenancy Agreement compilation only - £120.00 including vat
